TOWN OF HALCOTT PLANNING BOARD
Meeting of September 1, 2004

Chairman Ballard opened the meeting at 7:05PM.
D. Grossman and T. Nation asked several questions about subdivision laws as they may be interested in subdividing
their property on Turkey Ridge Road. They will contact the Board if they decide to proceed.
Bob and Jackie VanValkenburgh presented paperwork for building a garage on their property on Turkey Ridge Road.
Site visit was scheduled for September 9, 2004, at 4PM.
M. Cangero requested a site visit for a proposed garage on his property on Betty Mountain Road. There is a question
about setback distance - a site visit was scheduled for September 9, 2004, at 4:30PM.
Motion to accept the minutes of the 8/4/04 meeting was made by B. VonHassel, seconded by A. Risdal, unanimously
approved.
Correspondence: Invitation from the Catskill Watershed Corporation to attend the
Catskills Local Government Day on 10/1/04 at Belleayre Mountain Ski Center.
Notification from the NYCDEP that a Division of SEQRA Coordination and
Watershed Management Programs has been created.
The Board reviewed and discussed the amendments to the Subdivision Laws. Several comments and questions were noted;
Chairman Ballard will check with the Town Board about questions concerning road standard laws, lot area, density
and clustering and conservation subdivisions.
Motion to adjourn was made at 8:10PM by B. VonHassel, seconded by A. Risdal, unanimously approved.

Add: Site visit to B. VanValkenburgh property was made on 9/9/04 by P. Ballard,
B. VonHassel and N. Reynolds. Motion to approve the garage was made by
P. Ballard, seconded by N. Reynolds, unanimously approved.
Site visit was also made to the M. Cangero property. The proposed garage location
does not conform to setback measurements; Mr. Cangero will try to contact the
adjacent owner for a letter of permission to grant a variance. He will notify the
Board if he is successful, at that time we can complete the paperwork.
